Dubai property is one of the most crowded markets to advertise in. Every listing competes with dozens of near-identical ones, every off-plan launch with a dozen more, and buyers enquire with several agents at once. The brokerages that grow are rarely the ones with the most ads. They are the ones whose ads are compliant, whose listings are trustworthy, and whose agents reply first with something useful.

The short answer: get every ad permitted, make your portal listings the best version of each property, add one paid channel you can measure, and put most of your effort into how fast and how well you answer enquiries. That last part is where most of the money is won or lost.

First, the rules: every property ad needs a permit

In Dubai, a real estate ad is not just marketing. It is regulated.

  • Permit first. Real estate companies operating in Dubai apply for an advertising permit through the Dubai Land Department’s Trakheesi system before they publish an ad, and the permit number appears in the ad.
  • The QR code. Since 24 April 2023, print and audiovisual property ads also carry a QR code issued with the permit. Through the DLD’s Madmoun service, anyone who scans it can check that the ad is approved and see details of the advertising company and the property, including whether it has already been sold or rented.
  • Portals. The major portals show the permit and its code on listings once you add the permit number in their agent tools.

Two practical consequences. An ad without a valid permit is a compliance risk, not a shortcut, and the permit process needs to be built into your launch timeline, not squeezed in at the end. And because buyers can now check a listing in seconds, a sold property left online is no longer just untidy: it is visible, verifiable proof that a listing is stale. Document requirements change, so check the current list on Trakheesi before each campaign.

What each channel actually does

Channel Best for Watch out for
Property portals People already searching for a home to rent or buy Listings that look like everyone else’s; slow replies to enquiries
Google Ads High-intent searches for an area, project or property type Broad keywords that bring browsers and job seekers; landing pages that don’t match the search
Meta and Instagram Off-plan launches, new projects and buyers abroad Cheap leads who never answer the phone; ads that promise more than the listing
Content and SEO Area guides and market explainers that earn trust and bring owners who want to sell or let Generic “top 10 areas” posts with nothing local or current in them
WhatsApp The conversation itself: questions, viewings, documents Messaging people who never asked to hear from you

If you advertise Dubai property to buyers in the US, Canada or Europe, plan for Meta’s rules. Ads about housing that reach those audiences must be declared as a special ad category, which comes with fewer targeting options, so campaigns aimed there need to work with broader audiences. Ads shown only to audiences elsewhere, including in the UAE, are not subject to that requirement. If you’re choosing your first paid channel, our guide to Meta ads or Google Ads helps you decide.

Make every listing the best version of the property

Portal listings are the shop window, and buyers compare them side by side. The basics win more often than the clever:

  • Real photos in good light, taken for this unit, in order: entrance, living area, view, bedrooms, kitchen, bathrooms.
  • A title that says what matters: the community, the view, the layout, the one feature that sets it apart.
  • Accurate price and details. A listing that turns out different on the phone costs you the lead and your reputation.
  • The permit and QR code shown, and listings removed quickly once a unit is sold or let.
  • The agent’s name, photo and WhatsApp, so the buyer knows who will answer.

Win the reply, not just the click

Most property leads are lost after the enquiry, not before it. Buyers send the same question to several agents, and the first useful reply usually gets the conversation.

  1. Reply within minutes during working hours. A short WhatsApp reply that answers the actual question beats a call nobody asked for. Our WhatsApp marketing guide covers consent and follow-ups.
  2. Ask one qualifying question at a time: buying or renting, budget range, cash or mortgage, timing, and whether it is to live in or to invest.
  3. Offer a next step: a viewing slot, a video walk-through, or two similar units.
  4. Log every lead in a CRM with its source, so you can see which channel brings people who actually view and buy.
  5. Follow up with permission, and on time. The UAE’s telemarketing rules require consent and restrict calling hours; our guide to financial services marketing in Dubai covers the rules in more detail.

A simple lead score keeps agents’ time on the people most likely to move:

Signal Points
Budget fits the property or area 2
Ready within 3 months 2
Cash buyer or mortgage pre-approval 2
Replied to the first message 1
Booked or asked for a viewing 3

Scores of 6 and over get a call from an agent the same day; lower scores get useful information and a check-in later.

Content that brings sellers and landlords

Listings attract buyers and tenants. Content is how you attract the other side of the market: owners deciding who should sell or let their property. Useful area guides (schools, commute, parks, service charges explained), plain-language explainers on the buying process, and honest market updates built on the Dubai Land Department’s data give owners a reason to trust you before they ever call. They also give your website pages that can rank for searches the portals don’t answer well.

What to measure

  • Cost per qualified lead by channel, not cost per lead.
  • Response time to new enquiries, per agent.
  • Lead-to-viewing rate and viewing-to-offer rate.
  • Enquiries per listing on each portal, to spot listings that need better photos or pricing.
  • Deals closed by source, reviewed monthly, so budget follows what actually sells.

What to prioritise, and what can wait

Do now Next 1–3 months Can wait
Permits and QR codes on every ad; complete, accurate portal listings One paid channel with tracking back to closed deals A big brand campaign
Fast WhatsApp replies and a simple lead score Two or three strong area guides Every new platform at once
A CRM that records every lead’s source Video walk-throughs for your best listings An app of your own

Where our experience comes from

We haven’t published a real estate case study yet, so this guide draws on the parts of our work that carry over: building paid campaigns that are judged on customers rather than clicks, as we did when we took Impossible Foods to a consistent 3.5× return on ad spend, and setting up WhatsApp booking flows and a CRM, as we did for Game Wagon. If you run a brokerage and want an honest view of your marketing, we’re happy to talk it through.

The short version

Get every ad permitted and keep listings accurate. Make each portal listing the best version of the property. Add one paid channel you can measure all the way to a closed deal. And put most of your effort into the reply: fast, useful, and logged, so you know which marketing actually sells property.

Quick answers

Do I need a permit to advertise a property in Dubai?

Yes. Real estate companies in Dubai apply for an advertising permit through the Dubai Land Department’s Trakheesi system before an ad runs, and the permit number goes on the ad. Since April 2023 print and audiovisual property ads also carry the permit’s QR code, which lets anyone check that the ad is approved.

What brings better real estate leads in Dubai, portals or ads?

They do different jobs. Portals reach people who are already searching for a home and reward complete, accurate listings and fast replies. Google Ads catches high-intent searches, and Meta and Instagram build demand for launches and reach buyers abroad. Most brokerages need the portals first, then one paid channel they can measure properly.

How fast should a real estate agent reply to a new lead?

Within minutes, during working hours. Property enquiries often go to several agents at once, and the first useful reply usually gets the conversation. A short WhatsApp reply that answers the question and asks one qualifying question works better than a long script.
